1. What is a guaranty of lease?

   A guaranty of lease is required for every student lease. This form is equivalent to a co-signer. Each resident must have their parent sign and notarize this form. Each resident must turn in a guaranty of lease before anyone in the apartment will be allowed to move in.

2. What do I need to bring with me on the day I sign my lease?

   You need to bring a driver's license or state ID, your Millikin ID, and you need to know your social security number. At The Woods you do not need to pay the security deposit the day you sign the lease. The security deposit is due within 30 days after you sign the lease. If you do want to pay your security deposit on that day, that is fine too, simply write a separate check in the amount of $250.

3. Can I sublease my apartment?

   Subleasing is allowed.  A $125 subleasing fee must be paid, & the new roommate must provide a guaranty of lease.  Subleasing your apartment does not take you off the lease completely.

4. Can I re-sign for my apartment next school year?

   Our current residents are always given the first opportunity to lease their apartment again for the next academic year.
   

5. When is rent due?

   Rent is due on the 1st of every month. If payment is received after the 5th, a 10% late fee of the amount owed will be assessed.

6. How long does it take to receive my security deposit refund?

   Security deposit refunds will be mailed within 30 days of the day you move out of your apartment.

7. I am not returning to school, do I still have a legal obligation to The Woods for my lease?

   Regardless of your academic status you are still legally responsible for payments of your lease.
   

8. What types of payments are accepted?

   We accept check, money order, credit card, and automatic withdrawal payments.

9. Does The Woods have 24 hour maintenance service?

   The Woods has 24 hour maintenance service. Every work order that is reported will be completed within 24 hours. Our after hours number is 217-464-8635.

10. If payment is post marked prior to the 5th day of the month, is it sill considered on time?

    Payments must be recieved by the close of businesss on the 5th day of the month.

11. Does The Woods offer roommate matching?

    Yes, we do offer roommate matching.  The Woods will attempt to match roommates based on common interests, extra curricular activies and current major.

12. Does The Woods offer security staffing?

    Yes, The Woods offers security personnel on-site 7 days a week.
